Forsyth County is a part of the Atlanta suburban metropolitan area. It is located approximately 30 miles northeast of downtown Atlanta in the foothills of the Appalachian Mountains. In 2000, the population was 98,407. The 2007 Census Estimate showed a population of 158,914 and growing. Forsyth County was ranked as the fastest growing county in Georgia. Forsyth County was also named the 13th wealthiest county in the United States for 2008, and the wealthiest county in the state of Georgia.  

Cumming, GA is the official government seat of Forsyth County and it is situated alongside Georgia’s beautiful Lake Sidney Lanier. Cumming was ranked as one of the top 10 fastest growing cities in the Unites States. Between 2000 and 2007 property values in Cumming, GA appreciated by an average of 60%. The city’s population doubles every workday as approximately 8,500 people travel to jobs in Cumming where business is thriving, the public school system is excellent, and a wide variety of recreational activities are available and affordable. Cumming features new concepts in modern residential lifestyles. The real estate and housing values range all the way up to luxury homes in which many are situated on and around world class golf courses. Cumming also contains an architecturally attractive blend of single family detached homes on relatively large properties that are fairly evenly distributed throughout the price range of $150,000 up to a million plus. The tourism industry is a large source of business revenue in Cumming because Lake Lanier attracts more than 7.5 million vacationers every year. The lake is one of the biggest manmade lakes in the Southeast with its 37,000-acres of water reservoir and recreation areas such as fishing, parks and beaches. Lake Lanier is enjoyed by many residents and attracts non-residents seasonally. Cumming benefited from the development of Lake Lanier in many ways, the city contains a considerable amount of valuable prime lakefront property and homes are increasing in value rapidly. 

Forsyth County is also the home on the recently established Northside Forsyth Hospital located in Cumming, GA. It is a not-for-profit, full-service community hospital with more than 1,800 physicians on staff. Northside Forsyth continues to expand and add services to meet the ever-growing health care needs of Forsyth County and its surrounding communities. Currently, nearly 300 physicians are members of its medical staff and the hospital also has more than 1,000 other health care specialists and employees on staff. Northside Forsyth has distinguished itself among the very best maternity and newborn hospitals in the country and remains the most preferred hospital in overall healthcare services in Metro Atlanta. It offers incredible growth and career opportunities along with state-of-the-art technology and is one of Georgia’s fastest growing and stable healthcare institutions.

The public school system is Forsyth County's largest employer and is an integral part of the community. It has experienced great growth over the past decade and is now home to 31,000 students in 30 schools. It is projected by 2013 to grow to over 50,000 students. Classrooms are technologically-advanced, as the school system places a heavy emphasis on being on the cutting edge of new technology and methods of teaching. Five schools are scheduled to open in 2009 and ten new schools are projected to open by 2013. There are currently four high schools in Forsyth County: Forsyth Central, North Forsyth, South Forsyth, and the newest, West Forsyth.

Today, Forsyth County maintains a large percentage of new homeowners. Due to rapid suburban sprawl and higher housing prices in neighboring Fulton County, a large number of affluent professionals have moved into the county. Everything in Forsyth County is what you expect from a world class luxury community.
